No money...buy a house!

3 ways to Buy a Home with No Money Down


HUD Homes
HUD homes are very easy to buy if you have a little to and patient to invest. Here are a few basic steps to making this purchase simple, easy and stress free.
·         Decide what amount you want to spend and then look on the HUDHOMESTORE.com to find a house in your price range. Note: please do not wait to fix your credit, the bank will tell you what you need to do so go ahead and get pre-approved and don’t worry about your credit right now.
·         Go to a bank institution or credit union to get preapproved for that amount.  Now this is a little backwards but if you go to get pre-approved before looking around the market first then you take the chance of getting loan sharked.  Meaning the bank may either try to offer you more money than you can afford or something out of your price range?  Therefore look around first before you settle on an amount.
·         After you are pre-approved, hopefully by this time you have found a realtor whose specializes in HUD but if not you can contact one of the realtors from the house listings.  Once you find a house on the HUDHOMESTORE website then your realtor will place a bid for you which should be a little over the amount that they are asking.  Once your bid is accepted you then you take a check of 1000.00 to HUD which is located near Paces Ferry in Atlanta, GA. Once you close on your home you will not only get 900.00 dollars back but also additional monies will also be refunded to you as well! 
So there you go you have just purchased a house with no-money down and then some.  Now mind you HUD does have some fees and deadlines but they are very minor so don’t worry about that part that’s were your patience will come in handy.  You time will come in handy dealing with the bank and looking for your home but once again DON’T WORRY!  God will see you through and you will be a home owner in no time!

Land Contract or Owner Finance
Land Contracts or Owner Finance are very easy as well, but often times these homes along with HUD homes need a little TLC.  The benefit to these homes is that unlike borrowing from a bank or credit union your credit score is not really a factor.
·         Find a company or owner who wants to transfer the house over to you.  You can do so but going online for land contract because now and days greedy investors by up all of the cheap land and houses so your best bet is to find a land contract online through a legit company that does them and yes, they are out there. To find an owner selling their home you can look online, the paper or just ride around in the neighbor hoods that you would like to live in and find owners advertising in their yards or windows.  You would be surprised what you find when you take your time and look!
·         Once you have found an owner or company than you can select a home from the ones that they have after you do that you can then close on your new home with no money down.

Court House Door steps
This one is a little tricky but if you can get past aggressive investors than this one works really well.  I know some of you reading these are willing and ready to fight for whatever belongs to you so this should not be a problem.  These one does not require a down payment but it does require payment in full which could range from 200.00 to 30,000 or more.  In some cases they let you put something down to hold the property if you need to go a grab the rest of the money.
·         Check in with your local county office to see when they are having the court house auctions.  Have money ready to purchase but prior to bidding go and look at the properties first and make sure it’s a house on the property and not just land.· Once your bid is accepted you fill out the proper paperwork to begin a fresh start in your new home!

In closing, keep in mind that even though these steps are not as hard as they may seem you still have a few other things you will need to do like:
·        1. Getting your home inspected and appraised
·        2. Getting your home spayed for bugs but this one you can do yourself
·        3.Any repairs that the home made need which can be negotiated with the seller
Even so these things are still not that costly and do not have to be done all at once but should be done as soon as you can.  On the next post I will give definition to the terms that I have highlighted or you can look them up yourself.  Go ahead and get started happy hunting and enjoy your new home because I surely enjoy mines!

Spiritual Indictment


Spiritual Indictment

In my lost blog I talked about the difference between a preacher vs. a gangster.  I stated how there is not very much of a difference between the two.  For example I have seen drug dealers less ale than some preachers.  I have seen drug dealers turn down pregnant women and addicts who appear to be smoked out down for drugs.  I also seen drug dealers even turn down single mothers so that they might spend their money on their children’s needs.  But yet the common preacher does not have a problem with talking a single mothers last dime and when she needs something for her or her kids the church has no problem telling them no or they do this one-time gift thing.  This is where they will help you one time and that's it and please do not need help again or else!

All the while most white churches help people one a daily basis with (food, clothing, shelter, transportation, and education)
These things should not be.  The black churches should own shelters, transitional houses and food pantries just like the white churches do.  But instead they only make minimal contributions all the while purchasing and building more church buildings with the preachers name on it as if he build it his-self (pharoah).  The other problem with building these buildings is that they seem to always forget to build a place for people to sleep, eat, and to be educated.

This leads me to my point.  Recently in the world there has been a senseless slaying of children.  Even yesterday the elementary around the corner from my had a shooting.  Thankfully nobody was hurt.  Just like in the bible days where Pharaoh sent to have all the baby boys killed because he was looking for baby Jesus our redeemer. 

We are in a dispensation of time where the spirit of the End time Pharaoh has released a death warrant on our end time leaders which are the children.  The generation we live in now is more like Sodom and Gomorrah as the word says "Perverse generation". Our children are going to be raised up to prepare us for Christ return.

In my conclusion, there is a thing in the justice system called an "indictment".  This is when the feds what a certain amount of drugs dealers at a time from anywhere to a year up to ten years.  While they are watching them they get all the evidence they can and then they go for the kill!  They indict a group of criminals at the same time with enough evidence they charge them and take them to prison.

They is about to be a spiritual indictment for all spiritual leaders around the world that have been taking advantage of people.  I am not just talking character flaws I mean just the flat out overall mistreat and spiritual abuse of Gods people.  We are about to see this particular group of preachers fall at the same time.

There has been enough evidence gathered in the heavenlies for this transition to accurately take place.  People of God, God has sent the end time Moses to declare to the end time Pharaoh to "Let His People Go"! 

You are free because whom the Son sets free is free in deed and you are no longer in chains and shackles so please start acting like it!

His House



HIS HOUSE

Often times in the body of Christ we get Gods house confused with our own house.  God’s house is not ours but His, it and everything in it belongs to Him.  Today’s church leaders act as if they themselves own the church. When in fact the church is owned by a body of believers. Church leadership has to insure the banks that they have a constant amount of faithful members in order to secure loans in the churches name.  Therefore we the people own the church.  But why is it that we own no stocks or assets?  Let me ask you a question when is the last time you got a check from church?  Other than paid staff you are used to giving much to the church but not used to receiving much from the church.  I am not talking about blessings.  I am talking about the church giving back to its own in tangible rewards which would not be such a bad idea.  For ex.  Church’s given seed money to small business start-ups or down payments to first time homeowners.  Instead of doing this we a preached to week after week as to what God is going to do for us.  But I think it is high time the church did something for us as well.  Help us to walk in our destiny and not just preach to us about it.  
Church leaders know what to do but it is a form of end time slavery when a church leader refuses to share the knowledge that he or she has with the people that follow him.  Any church leader is knowledgeable in several areas from being a business owner, to buying real estate, enterprising, sales and marketing, writing books and even how to get into the entertainment industry.  So you would think that weekly bible studies would be geared toward equipping people with these tools instead of the old peter walked on the water and so can you motivational teachings that only inspire you but do not educate or equip you.  
Sunday after Sunday should not only be a weekly celebration of what God has done but people should also be flourishing in the anointing beyond a Sunday morning experience.  Why is it that this info is seemly for some but not for all?  Why do certain members of the church flourish when others who are faithful still seem to fall by the waste side?  Well I will tell you, I have been in many private leadership meetings and have served in  almost every ministry I've attended the elite in ministry and not everyone that preaches a word of deliverance actually wants you delivered.  Why should they?  I mean if you actually began to walk in your call then they may lose a church member, a tither, and there numbers may go down. So why would they actually teach you anything with substance?  What a selfish way of thinking. 
 When you help one person to reach their destiny God is well able you to send you more people to fill your pews and to cover the churches weekly expenses don't you dare even worry about that.  Many people are called to pastor but how many churchs do you know that have training on "how to start a church" for those members called to lead?  I am sure some do but we never get the real deal only bits and pieces kin dove like bait.  We get just enough to keep us coming back for more but not enough to sustain us and take us to the place we God would have us to be.  We need more church leaders who will raise up to teach and instruct Gods people to a bounty plentiful life in HIM in His house and in the world.
